What if my rent is late?

Your rent is due and expected on the 1st of each month as specified in your Lease Agreement. Any payment not received on time is subject to a late payment penalty of 10% plus the Base Monthly Rent.  Remember that chronic late payments may result in legal measures that may lead to your eviction.

What do I do if I lose my key?

It is important to take care of your entrance keys.  Occasionally, you may find yourself locked out of your home or in need of a replacement key.  If this occurs, there will be a $15.00 charge.

Can I extend my lease on a month-to-month basis?

Yes, there is a 25% monthly premium added to the existing monthly rent payment (I.E. if your current monthly rent payment is $1500, the premium for a month-to-month option would bring the total payment to $1875 or $375 for the premium).  It is company policy to have a formal written agreement within at least 30 days prior to the current lease’s expiration date.  Month-to month options must be paid in full at the designated start date and are not prorated or based on occupancy or departure dates.

Why do I need renter’s insurance?

Gold Tree Properties, LLC will not be responsible for your personal property.  It is important that you purchase renter’s insurance to cover your belongings in the event of unforeseen disaster.  This type of insurance is inexpensive and well worth it.

How do I handle repairs that may be needed?

First, you must notify us of any repairs.  The responsibility will be determined by the terms of your Lease.  In the event that Gold Tree Properties, LLC is responsible for the needed repair, please be aware that all repairs will be prioritized and emergencies will be handled first.  Make sure that all repairs are reported in a timely matter.  Remember that an ignored repair may become a large project, therefore subjecting you to a large expense.  Any repair which goes unreported, thereby causing further damage to the Leased Premises, may be constituted as a nuisance and will be handled as such.  This type of neglect will incur further charges to your account and may change the liability of the repair and subsequent repairs. Please contact us within normal business hours 9am to 5pm Monday through Friday unless there is an absolute emergency.

Can I make changes or improvements to the Leased Premises?

All changes or improvements to the Leased Premises, such as painting or landscaping, must be approved by Gold Tree Properties, LLC prior to being done.  All alterations, additions or improvements upon the premises, shall become property of Gold Tree Properties, LLC and shall remain upon the Leased Premises at the end of the term of the lease.
